We pay attention to the small details in your new home. There is an expectation for no surprises at the closing.

Construction process is managed, coordinated and completed by Northern Flyway Builders, LLC, with close
correspondence with the homeowner.
         -Weekly/monthly meetings with homeowners for progress updates as requested
         -We have an open-door policy. We want you to stop by and chat! Come and see the progress and be as excited for your new build as we are.

Work with a home designer to design your dream home. We will closely monitor your design process and offer insight as needed to help make your home both functional and efficient. We have years of experience and have learned from mistakes of others and use this knowledge to help guide homeowners into something that will
work for their family’s specific needs.

STEP 1: Design

Northern Flyway builders will develop a pre-construction agreement contract that includes all details as to what we will include in the home. We closely work with all sub-contractors to help create an accurate estimate.


We share all financial details with you including estimates for each subcategory. This estimate, known as a sworn construction statement, is used to provide to your bank for funding.

STEP 2: Pre-Construction Contract

All custom homes contain allowances in the budget. These allowances allow you as homeowners to choose cabinetry, flooring, light fixtures and other home specific details that can vary greatly in budget.

 

These allowances are broken down into categories and help keep you on budget for your overall goal. It prevents you from choosing countertops, cabinetry or something that will bring your final cost well over budget, while still providing you with a quality, well-built home.

 

Allowances allow for you to know what you can spend and also allow you to see if you have saved money elsewhere and can splurge in specific categories.

 

Our team will work directly with you to help choose all allowances and details for your home so no stone is left unturned.

STEP 3: Allowances

Our team participates in all several steps of the home build process including foundation, framing, siding and interior finishing. We are always on site to supervise and manage the entire process appropriately.

 

During the build there will be established meetings at critical stages to ensure nothing is missed. These meetings in include but are not limited to: A frame walk, Electrical and Mechanical walk through, wall backer walk though, and final walk through prior to move in.

 

We will work with subcontractors to help manage the home build efficiently and effectively. Our goal is to get you into your dream home as efficiently as possible to maximize both your time and ours.

 

Our team handles all inspections and permits with the city/county/townships.

 

A final new construction cleaning is done by local professional cleaners to ensure your home is in pristine condition
before moving in.

STEP 4: Build

At finishing stage we will have a final walk through meeting to ensure any punch list items are completed and all scope of work has been followed through on our end.

 

Also, at this time, we will complete all final inspections and apply for a certificate of occupancy. This is the final stage of the building permit prior to closing. Once complete, the dwelling is ready to be lived in and enjoyed for years to come!

Last, you host a party on us! To thank our clients, we will host you a housewarming party, barbecue or whatever you would prefer on us! Invite your family, friends, neighbors and whoever you would like to show off your beautiful new home. We are proud of the work we do and our clients should be too. We will provide food, drinks, and plenty of smiles as your friends walk through your beautiful home!

STEP 5: Finish
